Welcome to White Rock Holiday Homes. These Terms and Conditions ("Terms") govern all bookings made directly through whiterockdxb.com or through any third-party platform where White Rock Holiday Homes LLC ("White Rock," "we," "us") is the listed operator. By completing a booking, you ("Guest") agree to be bound by these Terms in full.

1. Company & Regulatory Status

White Rock Holiday Homes LLC is a licensed holiday home operator registered with the Dubai Department of Economy and Tourism (DET/DTCM). All managed properties hold valid holiday home permits, and permit numbers are available on request or displayed on individual listing pages.

2. Booking & Payment

Bookings are confirmed only upon receipt of full payment or an approved deposit, as specified at the time of booking. Accepted payment methods include credit/debit card and bank transfer, as indicated during checkout. Rates are quoted in AED unless otherwise stated and are subject to applicable taxes and tourism fees (Dubai Tourism Dirham), which are charged in addition to the nightly rate. Security deposits, where applicable, are held via pre-authorization or direct payment and released within 3–7 business days following check-out, subject to property inspection.

3. Check-in & Check-out

Standard check-in: 3:00 PM. Standard check-out: 11:00 AM. Early check-in and late check-out are subject to availability and may incur additional fees — confirm directly with our team prior to arrival. A valid government-issued ID or passport is required for all guests at check-in, in compliance with Dubai tourism regulations. Guest details must match the name on the original booking.

4. Cancellation & Refund Policy

Cancellations made 14 or more days before check-in: full refund. Cancellations made less than 14 days before check-in: non-refundable. No-shows and early departures are treated as cancellations for refund purposes and are non-refundable. Bookings made through third-party platforms (Airbnb, Booking.com, etc.) are subject to that platform's cancellation policy, which may differ from the above.

5. Guest Responsibilities & Occupancy

The property may only be occupied by the number of guests declared at the time of booking. Unregistered guests or events exceeding stated occupancy may result in immediate termination of the stay without refund. Properties are for residential/vacation use only — commercial use, subletting, or events (parties, photo/video shoots, filming) are prohibited unless separately agreed in writing. Guests are responsible for the property and its contents for the duration of the stay. Damage beyond normal wear and tear will be charged to the guest, up to and including full replacement/repair cost.

6. House Rules

No smoking inside any property. Pets are not permitted unless explicitly approved in writing prior to arrival. Guests must respect quiet hours and neighboring residents/communities — noise complaints may result in warnings or termination of stay. Building-specific rules (parking, access cards, amenity use) apply in addition to these Terms and will be communicated at check-in.

7. Liability & Insurance

White Rock Holiday Homes is not liable for loss, theft, or damage to personal belongings during a guest's stay. Guests are responsible for their own conduct, safety, and compliance with local laws during their stay. To the maximum extent permitted by law, White Rock's total liability in connection with any booking is limited to the total amount paid for that booking.

8. Force Majeure

White Rock is not liable for failure to perform its obligations due to circumstances beyond its reasonable control, including but not limited to natural disasters, government action, public health emergencies, or building/utility disruptions. In such cases, White Rock will make reasonable efforts to offer an alternative property or refund, at its discretion.

9. Property Photos & Descriptions

While every effort is made to ensure accuracy, minor variations between listing photos/descriptions and the actual property (due to renovations, furniture updates, or building changes) may occur and do not constitute grounds for refund.

10. Data & Privacy

Guest information collected during booking is used solely for reservation management, regulatory compliance (DTCM reporting), and communication regarding the stay, in accordance with UAE data protection regulations.

11. Governing Law & Disputes

These Terms are governed by the laws of the Emirate of Dubai and the United Arab Emirates. Any disputes arising from a booking shall be subject to the exclusive jurisdiction of the Dubai courts.

12. Amendments

White Rock reserves the right to update these Terms at any time. The version in effect at the time of booking applies to that reservation.
